Selling Your Home in Edwardsville, IL This Fall
Fall Is Still a Smart Time to Sell: How to Position Your Home to Stand Out
When people think about selling a home, spring is often the first season that comes to mind. But after more than 20 years in real estate, I can tell you there isn’t one “right” season to sell. The best time has much more to do with your goals, your home, and what’s happening in your local market.
For homeowners in Edwardsville, Glen Carbon, and throughout the Metro East, fall can still be a very good time to make a move.
One advantage of selling in the fall is that the buyers who are looking tend to be motivated. They may be relocating, hoping to settle into a new home before the holidays, or simply waiting for the right property to become available. There may also be fewer homes competing for their attention than during the busy spring market.
That doesn’t mean you should put a sign in the yard tomorrow. A successful sale starts with a plan.
Preparation Matters
Before listing, I like to walk through a home with my sellers and look at it through a buyer’s eyes. We talk about what needs attention and, just as importantly, what doesn’t.
You don’t necessarily need to remodel a kitchen or replace every dated finish. Sometimes fresh paint, decluttering, minor repairs, landscaping, and a good cleaning can make a much bigger difference than an expensive renovation.
Presentation Makes a Difference
Fall gives us some beautiful opportunities to showcase homes in Edwardsville and the surrounding Metro East communities. But shorter days, changing landscaping, and unpredictable weather mean we need to think ahead.
Professional photography is important in any season. If you're considering selling later this fall or even this winter, it can be helpful to capture exterior photos while your landscaping is still green and your outdoor spaces are looking their best.
Inside, the goal should be warm and welcoming without going overboard with seasonal décor. We want buyers looking at your home—not your decorations.
Pricing and Marketing Go Hand in Hand
Pricing correctly from the beginning is one of the most important decisions we make.
Buyers have access to more information than ever, and they are paying attention to price, condition, location, and how long a property has been on the market. I look closely at recent sales, current competition, neighborhood activity, and the features that make your home different.
From there, strong marketing helps us tell the story of your home. Professional photography, online exposure, social media, local marketing, and thoughtful property descriptions all work together to reach the right buyers.
Should You Sell This Fall or Wait Until Spring?
That answer is different for every homeowner.
If you're ready to move and your home is well positioned, there may be no reason to automatically wait for spring. On the other hand, if selling next year better fits your plans, fall is an excellent time to start preparing.
If you're thinking about selling a home in Edwardsville, Glen Carbon, or elsewhere in the Metro East, I’m happy to sit down with you, look at your home and talk through your options. You don’t have to be ready to list to start the conversation.
Sometimes the smartest first step is simply knowing where you stand.
What's going on in our market right now
Homes are still selling, but it depends on the home. In Glen Carbon, the median sale price in August was about $396,000, up 5.6% from last year. In Edwardsville, homes sold in about 27 days this summer, usually right around asking price.
Buyers have more choices. Across the St. Louis area there are more homes for sale than last year, and more sellers are cutting prices. So presentation and pricing matter more.
Rates are keeping buyers careful. With 30-year rates around 7%, buyers are watching their monthly payment. They'll pay for move-in ready and pass on a list of projects.
Some of your buyers don't live here yet. Many buyers searching in the Edwardsville, Glen Carbon and other Metro East areas are from the Chicago area and other North neighboring cities. Their first look at your home is your listing photos. What is the importance? Sharp professional high-resolution photography and videos with listing details, plus a floor plan allows buyers to obtain a good sense of what your home looks like and is it worth making an appointment to see in person. With rising inventory presentation matters more than ever!
